EWC 2024 Updates and No January Board Meeting

Dear Owners – We want to advise you that there will be NO JANUARY BOARD MEETING. The next meeting will be the 2024 Annual Meeting at the Kettering American Legion on April 24th at 7:00PM. The following is for your information:

– Just a reminder that new Waste Management trash bin deliveries occur during the week of February 5th.

– We have purchased new, upgraded chairs for the main area of the clubhouse. They should be arriving end of February.

– The Automated External Defibrillator (AED) is mounted in the clubhouse restroom hallway. Even though the AED is relatively easy to use, we are looking into uploading a training video to our web site for those that are interested.

– Our speed limit signs are wearing out and we are looking at options for replacements. One option is currently located along the pool fence on Wembley. We’re hoping signs featuring the prominent word SLOW will get driver’s attention.

– Many boxwood shrubs in our community have been hit by blight. We are likely going to wait until Spring to remove those that are dead. As a reminder, the Association removes dead and dying shrubs but we do not replace. Nearly all the shrubs in the Estates were planted by current and previous owners over the years making them owner replacement responsibility.

– Finally, we continue to remind owners that 2 Board positions will be up for election in April. Please consider volunteering to be placed on the ballot. The call for volunteers will come out with the formal Annual meeting announcement. You DO NOT volunteer for a specific Board Officer position. After the April meeting each year the new Board meets to organize and assign positions.

EWC ~ Waste Management Bins

Waste Management has the names and addresses of those owners who requested the 64 gallon bins.  They will be delivered at the same time as the larger bins in February.  Our service day remains Wednesday morning except for the few weeks affected by holidays.  The current service process remains in effect until the new bins are delivered. 

Once we receive the new bins all trash must be in the single WM bin.

Please see the flyer from Waste Management regarding the delivery of new bins the week of February 5th.  If you will not be in town during that week please make arrangements with a neighbor to stow your new bin.

New Waste Management Contract Changes – Action Required

We are sending a letter via USPS to insure all owners are aware of this change.  The letter will include the original email text and add the following:

PLEASE NOTE – this is a complete, NEW BIN program. Even if you currently have a Waste Management trash bin you will exchange it for a new bin.

The Association does not have a recycle contract so those who participate in the Waste Management recycle program deal directly with Waste Management. Our service day will remain Wednesday.  As soon as we get trash bin turn in and new bin delivery dates we will email details.

New Waste Management Contract Changes – Action Required

Owners – in January 2024, Waste Management will require the use of their bins EXCLUSIVELY.  They will be delivering all new 96 Gallon bins to all Estates homes.  One bin per unit.  They will no longer pick up any bags or loose trash placed outside the provided bins or in non-Waste Management bins. If you want to discard your old bins, Waste Management will pick them up and recycle or discard as appropriate.

ACTION – if you want a smaller 64 Gallon bin you need to contact Towne Properties and they will notify Waste Management of your request in lieu

of the 96 Gallon standard bin.  Please notify Towne via email to   

susanpardoe@towneproperties.com.   You must notify Towne by 18 December

for the 64 Gallon bin option.
